UNLOCK THE POTENTIAL OF YOUR HOME by extending upwards without needing Planning permission.

· New planning legislation introduced in September 2020 allows homeowners to extend upwards using new Permitted Development rights, increasing the value of the property.

· Are there constraints or rules? – Yes!

- Primarily, houses built before 1st July 1948 or after 28th October 2018 do not apply, although you can of course apply for planning permission in the usual way.

- Listed Buildings or properties within a Conservation Area will not qualify.

- If the property has had any additional stories added since being built, then the new legislation will not qualify.

- There are other constraints that Bespoke Architecture can help clarify depending on your property.

- Consideration needs to be given to the impact of any loss of light on neighbouring properties and the external finishes proposed.

· What can you build?

- You can add 2 additional storeys if you have a detached house.

- You can build up to 3.5 metres higher than your adjoining neighbour if you have a semi-detached house.

- You can build up to 3.5 metres higher than the rest of a terrace if you live in a terraced property.

- The roof type and design must match what currently exists.

- Most importantly new floors have to be built on top of the main original footprint of the house (i.e. not on top of any extensions).
